  • Application and Permit/Plat Renewals

    Tentative Plat

    • Application expires after three years of non-activity. May be extended or renewed per Section 4.2.6
    • Approval expires after three years of non-activity.  Original expiration date is issued date.  A successfully approved Final Plat places the Tentative plat from “Issued” to “Final” status.  May be extended or renewed per Section 4.2.6

    Final Plat

    • Application expires after three years of non-activity.  May be extended or renewed per Section 4.2.6
    • Approval: Does not expire.

    Development Concept Permit

    • Application: Auto expire after one year of non-activity.  May be extended or renewed per Section 4.2.6
    • Approval: Auto expires after three years of non-activity
    • Original expiration date is permit issued date
    • A successfully approved inspection on a site or building permit changes the Development Concept permit status from “Issued” to “Final.”  May be extended or renewed per Section 4.2.7

    Site Construction Permit

    • Application: Auto expire after one year of non-activity. May be extended or renewed per Section 4.2.6
    • Approval: Auto expires after three years of non-activity.  Original expiration date is permit issued date.  Expiration date re-written one year ahead of each successfully approved inspection (not partial approval).  May be extended or renewed per Section 4.2.7

    Building/Site Construction Permit

    • Application: Auto expire after one year of non-activity. May be extended or renewed per Section 4.1 or 4.2.6, depending on circumstances (site or building)
    • Approval: Auto expires after three years of non-activity.  Original expiration date is permit issued date.  Expiration date re-written one year ahead of each successfully approved inspection (not partial approval).  May be extended or renewed per Section 4.2.7, depending on circumstances (site or building)

    Section 4.2.6 Application general renewal criteria

    • Applications may be granted multiple one year extensions with fees assessed per 18.01.030(G) as many times as needed to reach the current date. Extension requests shall be evaluated in accordance with Section 4.2.8 prior to approval. 

    Section 4.2.7 Approved project general renewal criteria

    • Approved development projects may be granted multiple three-year extensions with fees assessed per 18.01.030(G) as many times as needed to reach the current date. Extension requests shall be evaluated in accordance with Section 4.2.8 prior to approval. 

    Section 4.2.8 Criteria for determining renewal eligibility

    The below listed criteria shall be evaluated in order to determine whether projects may be extended.  Should it be determined that conditions or regulation have changed to the point of warranting a modification to the design, additional information or studies may be requested and/or the project extension/renewal may be denied.  Evaluation criteria include:

    • Additional approved developments impacting site
    • Average daily traffic increase of 15%
    • CIP project within ¼ mile involving: lane configurations, signals, lighting, pedestrian/multi-modal facilities, drainage infrastructure, sewers, etc.
    • Floodplain mapping changes
    • Off-site drainage changes
    • Code or other regulatory update affecting site
    • Modifications to water or sewer service agreements
