Sunnyside Pointe Phase I Development is a partnership of two non-profit housing agencies, La Frontera and Old Pueblo Community Services, and one private home builder, Pepper-Viner Homes, working together to develop and construct 90 single-family homes that will be affordable to low-income home buyers in Pima County. The site was a previously vacant and undeveloped parcel that had been the subject of illegal dumping and transient camps. KB Homes had originally platted the site and had intended to develop it prior to the onset of the current market depression, which eventually prompted KB to sell the site. The Sunnyside Pointe partnership saw the opportunity to acquire and develop the site for affordable workforce housing. Pima County bond funds were used to construct site improvements that would support development of the 90 single-family home sites. Additional funds included $1.8 million in private affordable housing grants from the Federal Home Loan Bank of San Francisco, and $600,000 in federal HUD funds from the Neighborhood Stabilization Program.
Three model homes and a sales office were completed for a grand opening event held in May 2010. As of June 2010, six single-family homes have been sold, one of which is completed while the remaining 5 are under construction.
